Rent is high. I think I would take the fun room and divide it so I have a closet. The wall of the closet could still be decorated for a backdrop for the studio. Just an idea.

Consider the size compared to Singapore hdb flats and condo this is a luxury house .
Your maths ain’t matching. $1,400 x 12 = $16,800. Within 3.2 years you’ve paid what it would’ve cost you to buy it outright ($54,000) and your HOA, property taxes and insurance would be a quarter of what you pay yearly in rent! 😵💫
Too many crosses for
the decor. They trivialize the sacrifice.
Your home is nice! However, there are Tiny Homes that are 300 sq. ft and are one level living. A living room, and a separate one bedroom, and a loft for guests or storage. They also include stackable w/d hook-ups too. There are communities to rent for $200 and up plus your electric. I plan to purchase in the future after selling my home.
