  2. This is so smart! College students are spending crazy amounts to live in disgusting outdated shared dorms when you can live in your own space for a fraction of the cost.

I don’t know if this is an asset, does he own the land or is this like manufactured mobile homes, if the person who actually owns the property told you you have to move, I definitely don’t see it holding much value, more of a car than a house. OK I read the community FAQ and definitely not an asset! Can’t rent out, can’t sublease, hoa is sort of expensive, guest needs background checks for extended stay, trying to offload this would be a nightmare, you will have to find a single person or old people who would want to live with all the regulations the RV park list.
